- Power washing the house is is a process usually done in the beginning prep-stage when painting a house. I say it that way because if there is wood replacement, I would prefer to replace wood first before powerwashing. It is usually included in a paint estimate. Using a cleaner to bleach the dirty siding and trim on the extiror will help the washer to rinse and ready for primer and paint.
Caulking and rotten wood removal is very important after the cleaning phase. Primer where the new raw wood is located because it acts as a bonding agent for the paint. Caulking as needed around the windows and door jambs- You do this before painting and caulk has the best chance’s of having less shrinkage over time. -It should like like strips that are not too thick but just thick enough and the painter should of pushed in the caulking between joints with fingers to create a smooth finish. Caulking over nail holes as well. -I would only replace rotten wood areas with a simular looking concrete composite siding. It is always best to replace rotten wood with PVC or a hardi plank concrete siding.
At this point, the house is prepared for paint. I like to use a combination of a brush and sprayer depending on the size and scope of work. The paint should be applied in a nice uniform even coat. The coating should protect the house until the next time you need to paint. I always say that preperation is more important than the actual paint your coating with. Bad prepperation leads to a bad paint job.
